Privacy Policy.

1. General provisions

This privacy policy explains how personal data is processed on the website bali-estates-news.id (the “Site”), a personal journal about real estate and life in Indonesia. It is based on Indonesian Law No. 27 of 2022 on Personal Data Protection (the “PDP Law”).

By using the Site you confirm that you have read this policy.

2. Data controller

The data controller is Jack Mitchell, an individual and the author of the Site.

3. What data is processed

The Site has no registration, comment or contact forms. Data reaches me only in the following cases:

(a) You write to me in WhatsApp, Telegram or by e-mail. Then I receive your name or username, your phone number (in WhatsApp), your e-mail address, the text of your message and the details you share, for example city, budget and dates.

(b) Technical data: IP address, browser and device information, time of the visit and the requested page. This data appears in server logs and technical cookies.

(c) Analytics data, if you accept analytics cookies: Google Tag Manager and Google analytics collect information about how the Site is used.

I do not process special categories of personal data. Please do not send them to me.

4. Purposes and legal grounds

I process data to answer your requests, consult you on real estate in Indonesia, prepare property options, keep in touch with you, operate and protect the Site, and analyse visits.

Legal grounds under the PDP Law: your explicit consent, which you give by writing to me after reading this policy and, for analytics, through the cookie banner; and the necessity of processing technical data to operate and secure the Site (legitimate interest).

5. Retention periods

Correspondence: 3 years after the last contact.

Hosting server logs: up to 12 months.

Technical cookies: for the duration of the session.

Analytics cookies: for the period set by the service, usually up to 2 years.

After these periods the data is deleted or anonymised.

6. Cookies and analytics

The Site uses technical cookies, which are needed for it to work. With your consent it also uses Google Tag Manager and Google analytics cookies to analyse traffic.

You can choose “Necessary only” or “Accept all” in the cookie banner. Refusing analytics does not limit your access to the Site. You can change your choice in the cookie settings at the bottom of the page or in your browser. The Site does not use advertising cookies.

7. Storage and transfer of data

The Site is hosted by Hostinger, and its servers are located in Germany.

Google may process analytics data outside Indonesia. By accepting analytics cookies you consent to this transfer. Messengers and e-mail providers process your messages under their own rules.

I do not sell your data and do not pass it to third parties, except where required by law.

8. Data security

I apply organisational and technical measures to protect data: access to correspondence is restricted, the Site works over a secure connection, and your data is not published.

9. Your rights

Under the PDP Law you have the right to receive information about the processing of your data, to access it, to correct it, to delete it, to restrict or object to processing, to withdraw your consent, and to receive your data.

You may also complain to the authority responsible for personal data protection under the PDP Law in Indonesia (currently the Ministry of Communication and Digital Affairs, Komdigi) or to a court.

10. How to withdraw consent or send a request

Write to hello@ulu-homes.id with the subject “Personal data request” or “Withdrawal of consent” and tell me which messenger or e-mail address you used to contact me.

I will reply within 10 working days. After you withdraw consent I stop processing your data and delete it, unless the law requires me to keep it.

11. Changes to this policy

The current version is always published on this page.
